Did you know that you can register to receive notifications of planning applications near you?
We know that residents sometimes get frustrated when planning applications are made on properties near where they live, but they didn’t know about them. Fortunately, there are several ways to ensure you receive timely alerts.
- The first is to join KENDRA, the residents association for Kenley, and receive their weekly emails which alert residents in Kenley to all new applications within the ward.
- Secondly, if you live in the roads covered by HADRA, the residents association for 25 roads in west of the ward, you can view their planning table and also receive support on applications within the HADRA area.
- Finally, register directly onto Croydon Council’s Public Access Register which will enable you to search for planning applications, appeals and enforcements by keyword, application reference, postcode or by a single line of an address. You can also set up a registration for tracking applications, saving searches and to receive email notifications about tracked applications and new search results. The council has produced a guide on how to search for planning applications and how to register to receive notification emails. View the guide here.
Residents new to planning will often contact Cllr Kolade and I for guidance on how to comment on a planning applications, so we put this guide together: A short guide to making effective comments on a Planning Application. Additionally, both KENDRA and HADRA provide very useful guidance to their members.
How the council advertises applications
We though that it would be useful to understand how the council advertises an application that has been submitted. Please see the guidance below that we have received from the planning department:
I would like to set out the legislative requirements that Local Planning Authorities (LPAs) are required to follow to give publicity to planning applications. When a planning application is received by the LPA, it is required to give publicity to the application in accordance with the requirements set out in the Town and Country Planning (Development Management Procedure) (England) Order 2015.
This is central Government secondary legislation which effectively sets the rules for determining planning applications. It says that any planning application for a development must be publicised by giving requisite notice:
(i) by site display in at least one place on or near the land to which the application relates for not less than 21 days
or
(ii) by serving the notice on any adjoining owner or occupier.
In accordance with the Council’s standard practices letters are sent to the addresses that immediately adjoin the site. There is no requirement in legislation to write to the adjoining occupiers and erect a site notices within the vicinity to the application address.
